Crack & Joint Repair: what it involves
Most Pinellas seawalls are built from interlocking concrete panels held up by a poured cap and tiebacks. The joints between panels are the weak point. Once a joint opens, every tide pulls a little fill out from behind the wall, and the first thing an owner notices is a dip or a hole in the lawn a few feet back from the cap.
Catching it at that stage is the cheapest seawall work there is. A contractor can usually inject expanding polyurethane grout behind the wall to fill the voids and seal the joints from the land side, without demolition or heavy equipment in the water. Left alone, the same leak can undermine the cap, loosen tiebacks and turn into a panel failure.
Signs of a leaking joint
- A soft spot or small sinkhole in the yard within about ten feet of the cap
- Sand, shell or soil fanning out on the bottom at the base of the wall at low tide
- Joints you can see daylight through, or water trickling out of joints as the tide drops
- Pavers, patio slabs or a pool deck near the wall starting to settle or crack
- Hairline cracks in panels that grow wider or start to stain with rust

Polyurethane injection
Ports are driven into the soil behind the wall and a two-part foam is pumped in. It expands, fills the voids, and cures into a watertight barrier along the joint line. Most residential jobs are done from the yard.
Joint sealing and filter fabric
Open joints can be sealed from the water side, and in some cases filter fabric is installed behind the wall so fill can't wash through again.
Crack epoxy and patching
Structural cracks in panels or the cap are cleaned, then injected or patched. This is often combined with void filling, because a cracked panel usually means soil has moved.
Do joint repairs need a permit?
Seawalls in every Pinellas city and in the unincorporated county fall under the County's Water and Navigation section, which permits and reviews work on them. Whether a particular injection or sealing job needs a permit is decided by that office, so the contractor should confirm it in writing before work starts. Repairs that disturb submerged land or mangroves get extra review.

How a crack & joint repair job usually goes
- Inspection at low tideThe contractor walks the wall at low water, probes the yard for voids and photographs open joints and cracks.
- Mapping the voidsThey mark where soil loss has started, how far back it runs and whether the cap or tiebacks are already affected.
- Written repair planYou get a scope with the number of joints, linear feet, method and price, plus whether a permit is required.
- Injection and sealingPorts are placed along the joint line and foam is injected in stages until the voids stop taking material.
- Yard restoration and checkSod or pavers are put back, and the contractor tells you when to recheck the wall, usually after the next king tides.
Ask how the contractor will tell injected foam from natural backfill in their photos, and whether the warranty covers the same joints if they reopen.
What crack and joint repair costs
Angi's 2026 seawall repair guide puts general repair at about $100 to $250 per linear foot, with small crack fixes on the lower end. Because injection is priced by the joint or by the foot, a few failing joints on a canal lot can cost far less than a structural repair, which is the strongest argument for acting at the first sinkhole.

Crack & Joint Repair questions
Is a hole in my yard near the seawall always a seawall problem?
Not always. Irrigation leaks and buried debris can cause dips too. But a hole that grows after high tides, or sand on the bottom at the base of the wall, usually means a joint is leaking. An inspection at low tide can tell them apart.
How long does polyurethane injection last?
It depends on the wall. Foam stops soil loss through the joints it fills, but it does not fix tiebacks or panels that are already moving. Ask the contractor what their warranty covers and for how long.
Can I just fill the hole with sand?
Filling the hole hides the symptom while the joint keeps pulling material out. Most owners who do this find a bigger hole after the next storm tide.
